Prince William County, VA Market Report – 1/28/10

Prince William County borders Stafford, Fairfax, and Fauquier Counties and has Virginia Route 28, US Route 29, I-66 and I-95 going through it, making it a easy commute to points north and south.  PW County has a nice mix of rural settings, historical areas, waterscapes, and new homes in every size. Manassas is located in Prince William, and has a rich history and nationally recognized shopping.  Prince William County is a great value–giving a homeowners a little more room for less money.

The following market report reflects the conditions in Prince William County, Virginia

  • New listings: 635
  • Closed sales: 542
  • Average sold price: $209,000

December 2009 had 635 listings ,down 33% from 952 in 2008.  For the entire year in 2009, there were 11, 312 listings, down 33% from almost 17,00 from the previous year. Meanwhile, 542 homes closed in 2009, compared to almost 1,000 in 2008. A total of 8,654 homes closed in all of 2009.

The average home sale price in Prince William County was $209,000 in 2009, down 10% from 2008. In January 2009 the average days on the market was only 34 days, while for the year the average was 69 days on the market.

Centreville, VA Market Report – 1/28/10

Centreville is located in Fairfax County, one of the largest counties in the Commonwealth of Virginia. Over the past few decades, Centreville has blossomed with home developments and shopping and restaurants. Residents enjoy access to I-66, US Route 29, Virginia Route 28, and Braddock Road. Public transportation options include service from the Fairfax Connector bus lines, which provides service to stations along the Metro’s Orange Line.

The following statistics reflect the real estate market in Centreville, Virginia:

  • Homes for sale: 288
  • Closed sales: 90
  • Average sold price: $304,655
  • Average days on market: 36

For the second month in a row there was very little change statistically in the average sales price from the same time period one year ago, up about one percent.  Prices in Centreville are stable and there is less inventory to select from. If this trend continues, home prices should rise as a result.

Casual Fridays for Haiti Relief (Video Update)

Lindsey Jones, the Administrative and Marketing Assistant at Avery-Hess’ Tysons Corner office, has coordinated a fundraiser to help people affected by the earthquakes in Haiti. The fundraising efforts have expanded to all of the Avery-Hess, Realtors regional offices and will continue through February 19, 2010. Here is Lindsey with more details:

Casual Fridays for Haiti Relief

At Avery-Hess, Realtors we follow the weekly tradition of Casual Friday when agents and staff may dress-down on the final day of the workweek. However, in light of the recent earthquakes in Haiti which have claimed thousands of lives and displaced thousands more, we hope to turn this weekly routine into something to help others.

Starting this week, our Tysons Corner regional office will collect donations from Casual Friday participants. For every pair of jeans or casual attire worn, we are suggesting a $5 donation. Bring donations to Lindsey Jones, the Administrative and Marketing Assistant at the Tysons Corner office, and she will give you a ribbon for your support. This practice will continue for the next four weeks, then Lindsey will send the donations to the American Red Cross for disaster relief. We hope to get as many members of the Tysons Corner office to take part in the Casual Friday donations, and encourage everyone else to find ways to help those in need, whether in Haiti or elsewhere.

Burtonsville, MD Market Report – 1/22/10

Burtonsville is located at the crossroads of Maryland Route 29, which is a major north-south road, and Maryland Route 198, which is a major east-west road. It is very close to the Howard County border and the Prince Georges County border. It is also near the midpoint between the employment centers of Columbia, Maryland and Washington, DC.

The following describes the market conditions in Burtonsville, Maryland:

  • Homes for sale: 73
  • Closed sales: 7
  • Average sold price $254,286
  • Average days on market: 66

Average sales prices in Burtonsville are down 11% from one year ago,  but with an average sales price of $254,286, houses are being scooped up fast. Available housing inventory is down 20% from one year ago, but is expected to increase slightly as we go into the spring.

When the new Intercounty Connector is completed, Burtonsville residents will enjoy even faster access to points west into Montgomery County all the way over to Interstate 270.

Prospects Sports Training Grand Preview Fundraiser

Prospects Sports TrainingAvery-Hess, Realtors would like to invite members of the community to a fundraising event hosted by Prospects Sports Training. Please join Prospects Sports Training on Saturday, January 23, 2010 from 3pm to 6pm as they preview their facility to the public with this fundraiser. Ryan Zimmerman, third baseman of the Washington Nationals, will speak at the event and proceeds will benefit the ziMS Foundation for multiple sclerosis. There will be activities for all ages, including games, raffles and a silent auction for items such as tickets to Nationals games, memorabilia, free lessons, and a round of golf at Congressional Country Club. Admission is $10 and children who bring a used piece of baseball equipment get in free.

Prospects Sports Training Center is a brand new all-sports training center located in the Tysons Corner area. You can find it at 8500B Tyco Road in Vienna, Virginia, located at the second entrance behind the Porsche dealer of Tysons Corner.
