Frederick County, MD 3/8/11
The Median Sold Price for Frederick County, as a whole, for last month was $249,743. This number dropped from $258,476 in 2010. This -3.38% Sold Price change has many wondering what will happen this spring. Have prices finally fallen to the bottom? Is the Frederick Real Estate Market ever going to stabilize? These are questions we all would like to have answers to.
Looking at the Average for Frederick County does not accurately show the Good News – that I am happy to report in many areas. New Market (zip code 21744) has an Average Sold Price of $287,682, Middletown (21769) Average Sold Price of $312,000, Dickerson (20842) $855,000 and Jefferson (21755) $870,000 have a lot to be proud of. All of these numbers are well above the average for the county. I see a very productive spring and summer ahead for 2011!
Downtown Frederick, named a Great American Main Street by the National Trust for Historic Preservation, has a lot of historic charm, and is home to Carroll Creek Park. Shop for gifts, antiques and more or dine at the city’s share of more than 200 eateries countywide. Sports enthusiasts can catch a Frederick Keys game at a home stadium that’s the envy of other minor league baseball teams.
If you enjoy the open spaces Frederick County has several award-winning wineries or take in the natural beauty of a 78-foot waterfall at Cunningham Falls. Hike the C&O Canal towpath.

Urbana, MD Market Report – 1/18/10

Prices in Urbana are still about 13% below where they were one year ago, but we are seeing the trend of prices on the rise. The number of houses available for sale is 25% lower compared to the same time last year, and the time it takes to sell a house is about half as long as it was one year ago.

Frederick County, MD Market Report – 10/2/09
The following statistics represent the market in Frederick County, MD:
- Homes for sale: 372
- Homes sold: 246
- Average sales price: $265,000
- Average DOM: 117
At the same time in 2008 there were 445 homes for sale, as opposed to 372 this year. In one year the standing inventory for sale has been reduced 17%. With the drop in the average sales price in a year from $300,000 to $265,000 combined with the low mortgage rates in the low 5% range, affordability has soared for buyers in this market.
Meanwhile, a year ago homes took an average of 139 days to sell, but this year for the same period it is only taking 117.
Many of the residents of Frederick County commute to Montgomery County and Washington DC using the excellent public transportation and adequate road system.

Frederick County, MD Market Report – 9/10/09
The figures below represent the housing market for Frederick County, Maryland.

- Under contract: 305
- Total sold: 261
- Average sale price: $261,992
- Average days on market: 116
Though Frederick County, Maryland lies northwest of Montgomery County, it is drawing interest as another suburb of the District of Columbia, especially for buyers entering the area. Much of the appeal is due to more affordable housing and the availability of rail transportation.
The average sales price in the county has dropped about 20% from this time last year, but the total units sold has gone up almost 40%. This not only shows the increased desirability of the area, but also the number of foreclosures available. Homes are staying on the market about the same amount of time as last year, about 5% less, while the supply of homes available has decreased by 28%.
