Silver Spring’s Fillmore Takes The Music Scene By Storm

If you thought you heard the sounds of heavy bass and thumping beats emanating from near Washington, D.C. on Wednesday night, you weren’t mistaken. One of the largest acts in electronic music history took the stage at one of the best venues in the area.

But he wasn’t spinning at the 9:30 Club or Merriweather Post Pavilion or Jiffy Lube Live. No, Moby, one of the best-selling artists in music history, was not playing at a traditional Washington, D.C. venue. He spent Wednesday night in Silver Spring.

What could attract a mainstream act to go outside this city’s confines and popular spots? One of the biggest and best music venues to hit the scene in decades.

On Thursday, September 15th, just a little over a month ago, the Fillmore in Silver Spring, Maryland burst on to the scene with a raucous Mary J. Blige concert. Ever since then, it’s been packed with acts, household names that have sold out the place even on weeknights. The Fillmore is making what was once a quiet suburb bordering Northwest, D.C. the place to see music in the area.

If the name rings a bell, it’s because the Fillmore takes its cues from one of the most historic sites in music history. In the early 1960s, the original Fillmore opened in downtown San Francisco in the midst of the burgeoning Bay Area music scene. There, it played host to some of the most famous names of the Woodstock-era, with the Grateful Dead, Jefferson Airplane and Sly and the Family Stone all taking the stage.

As its popularity grew, the owner opened a sister location in New York, and eventually the Fillmore name became synonymous with showcasing top draws. Later on, the brand was purchased by concert behemoth LiveNation, and they’ve been opening a string of Fillmore’s across the country. The Silver Spring location is their Fillmore foray into Washington, D.C.

They couldn’t have picked a better location than 8656 Colesville Road. The spot is barely a mile past the D.C. border, just off of 16th Street. And the area around the concert venue is one of the D.C. metro area’s developing spots.

The venue itself, if traveling down Colesville, is impossible to miss. The Fillmore is inside an old J.C. Penney’s, which developers spent nearly a decade attempting to get permission to renovation into a concert hall.

When they finally secured the permit, they went bold. The exterior channels an art-deco homage, with a giant, sparkling Fillmore sign, 20 yards wide and 15 feet of the ground, screaming to passersby. Next to the marquee is a constantly flickering tower of lights that represents the bars of an equalizer. It’s a spectacle, but one that doesn’t seem out of place.

The inside recreates the atmosphere of the original Fillmore in San Francisco. Dancers groove on hardwood floors with gigantic chandeliers—a Fillmore trait—hanging over them. Along the walls hanging burgundy curtains, just like the original spot. The hallways pay tribute to the amazing acts that have passed through the original Fillmore, with concert posters from shows by Tom Jones, the B-52s, Joan Jett and hundreds of others. Above the dance floor is a tiered-balcony, typically reserved for VIP access, which calls to mind the balcony at the 9:30 Club.

The size of the Fillmore already makes it one of the largest concert halls in the area, capable of holding over 2,000 people for a single show. And while they’ve already seen some of the most popular acts in music pass through their doors in just a brief month, they have no intentions of slowing down. The next few months the Fillmore will host Kid Rock, Ziggy Marley, LMFAO and, in December, 80s sensation Cheap Trick.

Since it only just opened last month, the odds are that you haven’t visited the Fillmore yet. So check the schedule and be sure to visit the most happening spot in Silver Spring.

May 2011 statistics for Silver Spring, Maryland were down for the most part in comparison to the month of April and to May of 2010.

Inventory is down so the bright spot is that Median Sold Price is up across the entire area of Silver Spring.  With 20905 stretching as high as +22.71% increase in Median Sold Price.

Of all the zip codes that encompass Silver Spring 20910 gained the most ground in May of this year with a Total Sold Dollar Volume of $17,182,300.  This is up +109.41% over April.  YEA!

Silver Spring, MD Market Report – 8/25/10

In the current housing market, we are living in the “hangover” of the various government stimulus programs. Just like the “Cash for Clunkers” stimulus in the car business, these programs have distorted and changed the timing of the housing demand. This has lead to below normal results as the market returns to equilibrium. No more stimulus please!

Here are the market statistics for Silver Spring, Maryland:

  • Homes for sale: 1,402 (up from 1,364 in June and up from 1,276 one year ago)
  • Homes Sold: 170 (down from the stimulus induced 288 last month, and down from last year’s stimulus induced 272)
  • Average sold price: $353,433 (down from $364,427 last month, and up from $343,655 one year ago)
  • Average days on market: 64 (pretty stable most of this year but down from 99 days one year ago)

While the weather is still warm, hop in the car or take Metro to the Silver Spring and spend a relaxing evening enjoying the many shops and various ethnic restaurants – including African, Burmese, Ethiopian, Italian, Mexican, Jamaican to name a few – in the newly revitalized City Place.  You might even dip your feet in the fountain to cool off!  There are many weekends that you can enjoy music, dance and sample new foods at one of the ethnic festivals held in the area. Silver Spring, MD Market Report – 5/25/10

Driving north on Georgia Avenue you arrive in Silver Spring as you cross the dividing line with the District of Columbia.  Silver Spring is a suburb of Washington, D.C. in Montgomery County with both urban and suburban areas.  Silver Spring is located on the Red Line of the Metro system and the Silver Spring stop is the most used station in Maryland.

Real Estate Prices in Silver Spring are starting to reflect the trade-up market. Trade up is the term when existing homeowners sell and buy a bigger house. As this occurs, it pushes demand “Up the Food Chain” resulting in higher prices. This has been going on for about four months

Here are the market statistics for Silver Spring, Maryland:

  • Homes for sale: 1,415 (up from 1,293 last month, but down a bit from 1,551 one year ago)
  • Homes Sold: 222 (up from 188 last month, and up from 178 a year ago)
  • Average sold price: $340,068 (down from $325,417 last month, and down from $35,551 one year ago)
  • Average days on market: 78 (virtually unchanged from last month and down from 105 days one year ago)

The Silver Spring shopping district which centers around Georgia Avenue and Colesville Road has gone from a major shopping area to almost a ghost town and now with the newly revitalized City Place back to a vibrant area with restaurants, shops, theaters, etc.  The world headquarters of Discovery Communications has brought many jobs to the Silver Spring area.  The renovation of City Place has brought new life to downtown Silver Spring with the opening of fine shops, restaurants an outdoor shopping plaza where musical and ethnic festivals are held.

Silver Spring is a suburb in the north side of Washington, D.C. in Montgomery County with both urban and suburban areas.  Its borders go as far north as Burtonsville, south to the dividing line with the District of Columbia and west to Chevy Chase and Rockville.   Silver Spring is serviced by the Red Line of the Metro system and the Silver Spring stop is the most used station in Maryland.

Much of what is selling in Silver Spring are the lower priced units. First time buyers and investors have had a huge impact on the market  They see the price gains of those who bought over the previous 15 months and they realize that the down cycle in real estate has reversed and the next up cycle has begun. Increasing consumer confidence in the DC area, low interest rates, and warmer weather is feeding more urgency into the marketplace. Note the steady decrease in days on market.

  • Homes for sale: 1,293 (up from 1,085 last month, and up a bit from 1,245 one year ago)
  • Homes Sold: 188 (up from 121 last month, and up from 158 a year ago)
  • Average sold price: $325,417 (down from $334,529 last month, and down from $334,1283 one year ago)
  • Average days on market: 76 (down from 88 last month and down from 128 one year ago)

When we factor in the two records snowfalls in February, it is amazing that anyone sold anything! Effectively a 28 day month got reduced to about ten decent selling days, but motivation is high among buyers presently in the marketplace. They see the price gains of those who bought over the previous 15 months and they realize that the down cycle in real estate has reversed and the next up cycle has begun. Increasing consumer confidence in the DC area, low interest rates, and warmer weather is feeding more urgency into the marketplace.

Here are the market statistics for Silver Spring, Maryland:

  • Homes for sale: 1,085 (about the same as last month, but down from 1,456 one year ago)
  • Closed sales: 121 (down from 144 in January, but up from 86 a year ago)
  • Average sold price: $334,529 (up from $317,926 last month, and up from 330,453 one year ago)
  • Average days on market: 88 (down from 132 last month and down from 145 one year ago)

Areas with Silver Spring addresses comprise most of the eastern side of Montgomery County, Maryland. Silver Spring is served by four Metro stations: Glenmont, Wheaton, Forest Glen and Silver Spring.
